These terms apply to your use of the appcraft.my website and set out the general basis on which Appcraft Builders Sdn Bhd (Registration No. 202301047216 (1528437-H)) ("Appcraft") provides information, quotations and services. Signed project contracts contain the full terms for construction works and prevail over this page where they differ.
1. Use of this website
The content of this website is provided for general information about our services. You may browse, download and print pages for personal, non-commercial use. You may not reproduce our text, photographs or graphics for commercial purposes, scrape the site, or attempt to interfere with its operation.
2. Information accuracy
We keep the site current, but renovation is a moving trade: material availability, indicative timelines and regulatory requirements change. Nothing on this website constitutes a binding offer. Prices, durations and scopes are only fixed in a written quotation addressed to you.
3. Quotations and estimates
- Site visits and quotations are free of charge within our normal service area.
- Quotations are itemised and remain valid for 30 days from the date of issue.
- A quotation becomes a contract only when both parties sign and the confirmation deposit is received.
- Works uncovered after demolition that could not reasonably be foreseen (such as concealed pipe damage) are quoted separately as variation orders and proceed only with your written approval.
4. Payments
Projects are billed against milestones defined in the contract. Each claim corresponds to completed work you may inspect before paying. A retention of five percent is held by you until the joint defect inspection list is cleared. We do not ask for cash payments outside the contract schedule.
5. Warranty
Workmanship we perform is warranted for 24 months from handover, covering carpentry, tiling, waterproofing, plumbing and electrical installation defects. The warranty excludes fair wear and tear, misuse, unauthorised modification by others, and manufacturer defects in supplied appliances (which carry their own manufacturer warranties, passed to you at handover).
6. Intellectual property
Design drawings, 3D visuals and documentation we prepare remain our property until the related project is paid in full, after which you receive a licence to use them for that property. The Appcraft name and logo may not be used without written permission.
7. Liability
We maintain contractor's all-risk and workmen's compensation insurance on active projects. To the extent permitted by Malaysian law, our liability in connection with this website is limited to the correction of erroneous information; our liability on projects is as set out in the signed contract.
8. Governing law
These terms are governed by the laws of Malaysia, and any dispute is subject to the non-exclusive jurisdiction of the Malaysian courts.
